Taking out a loan for more than the house you’re buying (for Home Improvements)?

I asked this late last night/early this morning, but it looks like all my responses were spam :(

Anyway, if I recall correctly, a bank will only issue a loan for as much as a home is appraised for.

There’s a foreclosure in our neighborhood that no one touched while the seller had it on the market… honestly, it’s ugly – aluminum siding, brick veneer, and the layout of the house is odd, but we’ve decided we can make it work.

Anyway, since it didn’t sell, that owner had it seized by the bank. My husband and I want to make a low offer on it, and maybe get financed for an extra $20k in home improvements (even this would still put our loan quite a bit lower than the home’s appraisal value). Do banks do this? We’re qualified for FHA financing, but we can also put 10% down alternatively.

There is a government program available called “Title 1″. You can obtain a Title 1 loan through an approved lender (FHA approved, I believe), and get a loan specifically for home improvements up to $25,000.

Once the loan is obtained, you will need to:

1. Document the specific improvements you plan to perform along with the estimated costs.
2. Provide documentation that the improvements were completed.
3. Your property WILL be inspected within 12 months of obtaining your Title 1 loan. (God help you if you don’t have the improvements done, because you may be charged with fraud.)
